About the Porta romana railway

Owned initially by FS Sistemi Urbani Srl and Rete Ferroviaria Italiana SpA, the 190,000 sqm site is in the dynamic south-east area of Milan. The site is adjacent to the historic center and will be home to the Olympic Village for the athletes of the 2026 Winter Olympics. A critical investment into the space would enable the regeneration of the currently decommissioned area

The context

Companies: Coima SGR, Covivo and Prada Holding S.p.A were awarded the tender by FS Sistemi Urbani Srl and Rete Ferroviaria Iraliana SpA for the aquisiton of the Porta Romana railway yard in Milan. Their aim is to revitalise the space in Milan to create green spaces, residencies, offices, social housing, services, student housing and more.

Sterling Technology was recommended to support the project by a financial advisor they had worked with on past projects. The deal had a seven-month turnaround in the VDR platform.

The Challenge

Many players were using the VDR to view and bid on this deal; 20 of the main national and international operators in the sector were involved in the tender notice. Sterling’s VDR and support team helped to manage this process, resulting in seven non-binding offers that were proposed to the seller.

The Result

  • Coima SGR: To create the free and subsidized residential component and Olympic Village which will eventually become approximately 1,000 student housing residences.
  • Covivo: Will develop office functions and services
  • Prada Holding S.p.A: Will mainly oversee the quality of the park and will build a building for laboratory and office use to extend its activities already present in the area.
